How should I calculate the correct size BodenWärme heating kit?

These heating mats cannot be shortened or cut to size, so it is essential to select the correct size. First, calculate the entire floor space area in metres squared (m²). Next, deduct any space occupied by fixed furniture with less than 50mm clearance from the floor; this will eliminate the risk of hot spots. Once you have a total area minus the deductions, deduct a further 10% to allow for the spacing between the mats and around the room's perimeter. This final number is your required kit size in m². A single thermostat can control up to 24m². Areas larger than 24m² should be divided into separate zones and controlled with multiple thermostats.
